It’s 35 percent cheaper to buy instead of rent, and CNN Money reports that for millennials, it’s 23 percent cheaper. The real estate market is always changing, and  we rely l on technology in our industry makes it move even faster. Buyers and sellers search for homes and communicate differently than they did just two decades ago, I can contest to the difference in our market, after being off 8 years due to illness it was a huge change with technology, but the fact remains the same, that agents are still equally as important as ever.  As the following statement by the NAR: 

Finding a home and using an agent

Consumers are still starting their home searches online, according to NAR — that’s the most common first step for almost every generation, except for buyers between 70 and 90 years old, who contacted a real estate agent as their first step.

Buyers typically looked at 10 homes before finding the one they ended up buying, and most of them were “very satisfied” with their experience — 59 percent, up from 56 percent one year ago.

Most respondents surveyed used a real estate agent to purchase their homes — including 89 percent of millennial buyers and 87 percent of Gen X buyers.

Buyers from all generations said they wanted an agent’s help to find the right home to purchase first and foremost — secondary considerations included terms of sale and help with negotiating price. Millennial buyers most prized help understanding the purchase process (71 percent of them said this was a reason they wanted to hire an agent). As a agent, first time buyer, and investor, I called on an agent to help me get through my transactions and was very glad we did! My last purchase we went at it alone, (after 6 closing I knew we had this, but oh no) still missed a crack in one family room window.

Goes to show, even a professional agent needs help with their own deals, but most of us want our commission to use on upgrades! Missing that crack in the window, wasn’t more than the commission, but think , it could’ve been a lot more costly  than my split!
